Market your property - As a number of TV shows have shown, there are many benefits to marketing a tidy property. Try to clear space in garages, lofts, sheds and cupboards, and complete all those small DIY jobs that need doing around the house. However, try to restrain yourself from refurbishing the entire house, at least until you have spoken with your agent. Sometimes huge refurbishments go unnoticed and have little effect on the final price.

Professional Viewings - Many people prefer to be shown around by the estate agent as they tend to feel more comfortable asking difficult questions and discussing aspects of the property that concern them. Waterfields are happy to accompany any potential buyer to your property and we will endeavour to cause as little disruption to your life as possible. Waterfields will strive to sell most properties in the early stages of the selling process, but if this is not the case then we will give you feedback from each visit and advise you accordingly.

Getting an offer - Consider each offer seriously and weigh up the advantages and disadvantages of each. We will happily advise and guide you during this period to make sure that all aspects have been covered. If the buyer makes you a direct offer, discuss it with us first so we can negotiate on your behalf. This can save you time and you have the piece of mind that a professional is taking care of everything.

Exchanging contracts - We usually recommend that you try to exchange contracts as soon as possible. This ensures that there is a legal commitment between the parties. However, the selling process can be a lengthy and frustrating one so we will keep in close contact with both you and the buyer to avoid predictable delays and make the process as smooth and painless as possible.
